You Received a Letter in the Mail from TB Properties Buys Land

“Hi, my name is Beth with TB Properties Buys Land. If you’re watching this you probably received a letter in the mail from me with an offer to buy your rural, vacant land. The biggest questions we get from people interested in selling their land are (1) is your offer for real and (2), are you for real? The answer to those questions is yes.

Yes, we want to buy your rural, vacant land from you for cash and yes, we close through a local area Title Company. We close through Title so that there is a good third party protection for both parties.

I’m making this video to walk you through how our process works so that you understand everything. To begin, no matter how you get in touch with us, whether it’s by phone, by email, by our website TBPropertiesBuysLand.com or even by snail mail, the first thing we’re going to do is take a look at your property real quick and check mark those boxes that it has access and a few other things. Once we’ve done that, we send over our purchase agreement to you for review. It is just a single page purchase agreement. We try to keep it as simple as possible. Once both parties sign, we send it over to a local area Title Company. Again, Title is great because they provide protection for both parties but also, let’s just say your property was inherited or there is a cloud in the chain of Title. While that is at Title, they can clear those things in order to allow you to sell your property.

To review, we send the purchase agreement to you and after review, you sign it, then we send it to the Title Company. Title begins pulling the paperwork. They will provide you with your own file number in which you can contact Title directly with any questions you might have. We try to make sure there is total transparency throughout the entire transaction. Title will reach out to you with the paperwork, they will ask you the question of how you would like to be funded, whether it is by check or by wire transfer. The property does not change hands until both parties have signed and the Title Company has received funds from us for the property, just like when you’re buying or selling a house.

Speaking of money, the amount of money listed on the purchase agreement is exactly what you’re going to walk away with at the end of the transaction.

Often times when you are buying or selling a house or rural land, there are realtor fees, there are closing fees, and they can be substantial, depending on the size of the property or where it’s located. There can be thousands of dollars in closing costs. For rural vacant land realtors can charge upwards of 10% on the sale of the property and you’re never really sure how much money you’re going to walk away with at the end of the transaction.
