Hi, I am Beth with TB Properties Buys Land. Today we’re going to address the question: does it matter which Title Company that you select when selling your property to a real estate investor?

First of all, I think it’s important that when buying or selling a property, to close through a title company. This is not legal advice; this is our preference. If you don’t understand why a title company might be important, we’ve got several videos that detail why a title company can provide safety and security in a transaction. When it comes to choosing a title company, it’s important that the title company be able to handle transactions in the county where your property is located. Oftentimes we end up choosing a title company that’s located within the same county where your property is.

First off, they are much more likely to know the ins and outs of the that particular county. They tend to be able to pull a title commitment together a lot faster, and oftentimes they can close a transaction faster. With that said, there are other options. There are also nationwide title companies who have offices situated throughout the US and there are even regional title companies who have offices in different areas. This might be helpful if, for example, you live in the DFW area you’re closing on a property in East Texas and you want to sign in-person. You might be able to go to their satellite office and actually sign in the Dallas-Fort Worth area, but still be able to close that transaction for your property in East Texas. That might be a consideration if you’re looking to close in-person and you’re not close to where your property is located. Another very convenient option is that most title companies offer is the option for remote closing, and we’ve talked about this in the past as well. Closing remotely the Title Company sends your closing packet, either in the mail or to your email, and you take the closing documents to your local notary for signing and notarizing. After that, you would simply use the prepaid shipping label and drop the closing documents in the mail overnight to the Title Company for final closing. As you can see, you have a few different options. 

Another consideration: are there good title companies and bad title companies? Absolutely. There have been times where we’ve worked with some really amazing title companies who are more on the ball, they know what they’re doing, maybe they’re better staffed and have more experience. On the other hand, we’ve had some title companies who have been incredibly slow. Maybe it was because they were understaffed or maybe they just had too much of a backlog. If we have experience in a particular area, we try to make sure that we stick with those same title companies that we have had successful and easy transactions with.
