Hi, I’m Beth with TB Properties Buys Land. We’ve had several people ask the following question, “Yes, I want to sell this piece of property, but I’ve got another piece of property,” or maybe they even have a few other pieces of property that they want to sell at the same time. Can I do that?”
Perhaps they’re going through their real estate portfolio and trying to simplify things or they’re tired of paying property taxes on multiple properties, possibly in multiple counties or even multiple states, and they just want to make things easier. On top of that, when it comes to selling multiple properties, who wants to deal with paperwork for each property, possibly different realtors, different closing dates and possibly even location This is why many wish to sell their properties all at the same time.
The answer to this is: absolutely! If you’ve got more than one property, the best time to bring that up is on your phone call or through the email you send in, however you wish to communicate. If you can, try to be prepared with the states, counties, the assessor’s parcel number (APN) for each property so that we can look each up and give you a quote on them. The question on how the closing works depends on your properties and their locations.
For example, if you have multiple properties in the same county, that’s an easy one. We can purchase and close all of your properties using the same purchase agreement, through the same title company, all within the same transaction. Additionally, since we pay in cash, you do not have to wait on us to request and be approved for a loan. Since we purchase your properties outright, you don’t wait until we cleanup, fixup, market and sell the properties before you get paid, as some other investors may require. You actually get paid right away at closing through the title company. The great thing ends up that we can buy all of your parcels at the same time, take that off your plate and you would go home with a nice check.
If you have property across a few counties within the same state, some title companies work across different counties and we can try to find one who can help in those instances. If not, no big deal. We go ahead and we open up title with a couple of different title companies and make that happen for you. The way that we work here at TB Properties Buys Land is we try to be really transparent. We send you a very easy purchase agreement for your review. It’s just one page. You might think one page is pretty crazy if you’re used to working with realtors and it’s normally around 24 pages, but I promise everything fits on one page because we keep it really simple. Once we both sign the purchase agreement(s), we email it off to the title company. We typically copy you on the email so that you know who we’re contacting and who we’re working with, so that if you have direct questions for title, you can reach out to them and speak with them directly, and you’re always welcome to talk to us as well. We just want to make sure that you’re a part of the conversation and that you feel comfortable and in control.
Once Title has the purchase agreement, they run it through. They create the Title Commitment and finally the closing documents, and then they work with you on a closing date. They work with us too on closing, and they will require that we wire them our funds. It’s not until they have our money in their account that they’re willing to record the transaction to us. Once all closing documents are signed, they will hand you your check, or mail it you or even wire it, whichever way you prefer, especially if you choose to close remotely.
