Hi, I’m Beth with TB Properties Sells Land and today I thought I would walk through a recent transaction in which we purchased 40 acres of rural, vacant land parcel from the Walls Family in Okanogan County, Washington. I thought I would walk through our process and what that looks like.

The Walls Family had 40 acres of rural, vacant land in Washington State in the family for years and really hadn’t used it in many, many years. That didn’t stop property taxes from being due each year and even though they could afford them, it was just an extra hassle they had to deal with and why spend the money every year when they’re not utilizing the property? The Walls Family had received a letter in the mail from Tim with an offer to buy their rural, vacant land in Okanogan County, WA and decided to give us a call. I was the one who answered the phone when the daughter called in she was really, really skeptical. She asked a lot of questions, which I totally understand. When you’re working with someone and discussing the sale of your property you want to make sure they are legitimate. I answered her questions and explained to her that the reason we close through a reputable Title Company is so that it protects both the buyer and the seller.  When you’re closing through a Title Company, just as when you’re selling a home, they will pull all the paperwork, provide a Title Commitment and Title Insurance. They will require certified funds from the buyer before it can close. This ensures everything is above board which is why we go through a Title Company. I explained that to her and she felt a lot better about the situation.

What makes the Walls Family transaction different from all of our other transactions was that the Walls Family had a family friend that was a real estate attorney. They requested that all of the paperwork be routed through their real estate attorney. We told her that was fine and sent our single page purchase agreement to him – it’s very, very simple – and he made one little change before everyone signed the contract. After that it went straight over to the Title Company. The Title Company pulled the paperwork and asked us to send funds over. Once everyone signed the paperwork and once they had received our certified funds, the transaction closed. It took about 2 weeks from the time Title received the purchase agreement, which is really great.

After everything closed and after the Walls Family received their check from selling their land to us, I gave them a call and I asked the Walls Family if they wouldn’t mind providing a testimonial and letting us know how we did for our website, which they graciously did.
