Which Title Company Do You Close Through When Buying my Bare Land?


Hi, I’m Beth with TB Properties Buys Land. Last week, we talked a little bit about virtual closing options, discussing whether you’d be able to close virtually or in-person. This week we’re going to talk a little bit more about closing and answer the question of, “Which title company are you going to use when you purchase my rural, vacant land?” This is such a great question because at TB Properties Buys Land, we always purchase through a title company, just like if you’re buying or selling a home, you’re going to close through a title company. The benefits of closing through a Title Company is that it brings you safety, for both parties. When closing through Title, we can be assured that it’s going to be done correctly. You also know that not only is it going to be done correctly, but you know that you’re going to be paid in certified funds through that title company. You can feel safe and secure in the transaction.

The question we were asked is, “Which title company are you going to use?” At TB Properties Buys Land, we purchase property all over the country, and there are certain counties, within certain states, that we do business in more often. For those counties where we do business most often we have some title companies that we tend to prefer to use. Now, with that said, we’re open to using any title company that is certified to work within that particular county where your property is located. So if there’s another title company there that you would prefer to use, perhaps you closed through a Title Company when you originally purchased your property and you want to go back and close through them again, we’re completely open to that. I don’t think we’ve ever turned down someone’s request to close at a specific title company before. We’re definitely open to that. So long as they’re certified to close in that county, we’re fine working with your specified Title Company.

If you have a particular Title Company in mind, please just let us know in the beginning, so that once we have negotiated a purchase price of your land, and you have a particular title company that you want to close through, let us know so that we can include the Title Company on the purchase agreement. And again, like we discussed last week, you’re able to close in-person, or you can close virtually where they overnight you the documentation, you close by signing in front of a notary, and then overnighting the paperwork back using the prepaid shipping label.

It is important to note that if you have any questions whatsoever about the title process, at any time throughout the entire closing, we always make sure that you are copied on the file number or the escrow number, which is the transaction reference number to give the Title Company when contacting them directly with questions. You can always contact the title company directly and say, “Hey, I’m selling my land right now, here is my file #. I have a question. How am I going to be paid? I’d like to be paid by a wire… I’d like to have a bank check… I’d like… whatever it is… Or I want to know if we’re on time… or I’ve got specific questions.”

You’re always able to contact the title company directly, or we’re happy to take your call as well. We always want, throughout the entire process, for you to feel like there’s transparency, for you to feel that there’s security and that you’re getting your questions answered.
