A question that we’ve been getting frequently has been, where exactly am I going to close on the property? If you own rural vacant land, especially if it is located outside of where you live, perhaps in another state, another county, or a couple hours away, do you have to drive into town in order to sign and close on that property? That’s a big question. If you’ve ever bought or sold a house, you remember making that big appointment with the title company to sit down for 30 minutes or maybe even blocked off an hour to sit down and sign that big book of paperwork. The great thing about closing on rural vacant land is that there’s a lot less paperwork and it’s a lot faster to do so. On top of that, you have options.Signing in-person is still an option for most title companies. Some title companies are not allowing you to do that because of COVID but most title companies do allow that. They’ll make an appointment and you can come in and physically be there to sign for the sale of your property. If you live far away in another state, another county, or maybe you don’t want to drive in and you want the convenience of closing remotely. That too is an option for most title companies. What they’ll allow you to do is they’ll allow you to go and sign that deed in front of a notary. They’ll either overnight documents to you and you’ll have those in your packet, or they’ll email them to you and you can print them out.Most title companies will allow you to take the paperwork to your bank or a local UPS/FedEx store and have their notary notarize the documentation or the deed in front of them. Some title companies may actually require you to sign in front of one of their approved notaries. They’ll have a mobile notary show up to your house or a local coffee shop, and you can sign in front of them. So that’s another option. We have had a few people who want to sign in person, but they don’t live in the county where the property is located. In those cases we have arranged for the title company to work in conjunction with their sister company to help with closing. The Title company located in the property’s county will handle the paperwork but the seller can show up at their local Title company to sign. It takes a little work but we’ve been able to do this on occasion.When it comes to closing on the sale of your rural, vacant land, you have options for where you may close.
