When Selling Land, is a Property Walk-Through Required?

That’s a really good question. The thing about land and about owning property today is that you can own property all over the country. You may own property in another county, or maybe even in another state. You may not be able to physically be there in order to show your property. Often, we may not be able to physically walk the property ourselves. We may have someone on our team who’s able to get out there at a later time and walk the property and check it out. They may take pictures and video for us so that we can take a look at it, but you are not required to be there. Oftentimes, this transaction can even happen entirely virtually. What does this mean? Even though the transaction may be virtual, and this means you may not have to go to the title company physically to sign for it, you would have to sign before a local notary. It is important to note that even though it may be a virtual transaction, it’s still done through the safety of a title company so that you know you’re going to get paid because the payment always comes to the title company and you know the paperwork will be done correctly. You can also be assured that the title of the property will never convey your property until both parties have signed and the transaction has been funded, meaning we have paid cash to the title company, and they have the funds in their escrow account, and they know that it’s certified and then they can move forward.
