Hi, I’m Beth with TB Properties Buys Land. Did you receive a letter in the mail with an offer to purchase your rural vacant land for cash, closing through a title company? What happens if that price is just way off? Where did that offer price come from and do you have a chance to negotiate? Now, I cannot speak for all real estate investors, but here at TB Properties Buys Land, we are real estate investors. We purchase vacant land for cash, and we always close through a local title company that’s licensed to transact in the county where your property’s located. In this way your transaction is safe. As for the price, where does that price come from? At TB Properties Buys Land, we take an average assessment value of vacant land throughout the County and we come up with a number from there and an offer price.
Most of the property that we purchase is off market property. Oftentimes these are not the really nice ranches that you see that are gated, with wells and septic and a home on it already. The average offer price we send out is based on vacant land that’s been left vacant for perhaps several years to even decades, sometimes passed down within the family, but when we send out offer letters, sometimes those letters go to some of the nicer properties. Now, one of the values that we offer as a real estate investor is we’re able to close quickly. You’re able to get your cash very fast. Once we agree to a price, we send you a purchase agreement. It’s one simple page and it is sent to the title company for closing once all parties have signed.
We pay cash to the title company, and they ensure that your transaction is safe, and they ensure that you’re going to get paid for the transaction. Once a price is agreed upon, we’re able to close as fast as three to four weeks in most areas. If you’re listing your property on the market right now, it may take you much longer to sell it. It may be fast, it may be a couple months, but it may also be six months, or it may be even 18 months, if you’ve seen some of these properties listed for that long on Zillow or Realtor.com. I want to tell you right now, I’m not sure if you’re reading the news, but we are starting to see that the home market in real estate is starting to stabilize. Some places are calling it a crash. I don’t know that I would go that far to call it that just yet, but we are seeing that the prices are dropping and they’re not selling as quickly or for as much as they were before.
This is already boiling over to vacant land. This can mean that the longer your property is on the market, the more likely you are going to have to drop your price in order to sell it. This may be when selling your bare land quickly for a guaranteed price to a real estate investor, in which you’re able to get the price that you want, and you don’t have to worry about continually lowering it over time may prove to be a good move for you.
