Hi, I’m Beth with TB Properties Buys Land. Today, I thought I would share a case study of a property that we purchased just recently. The story actually began a few years ago when we sold a piece of property to a gentleman using owner finance. What it means to use owner finance is that rather than having to go to a bank, which would require excellent credit and many hoops in which he would have to jump through, he was instead able to finance the property through us, the owners. He had made a down payment for the property, and every month he was making payments. One of our goals here at TB Properties Buys Land is for us to make land more affordable for the everyday person. We can do this by offering solutions to people that might not otherwise be available to them. As for the gentlemen we had sold the property to, he had been working on the property, and had planned to build there at some point. He had been paying on it for a couple of years but something came up in which he needed the money for something else.
What was really great was he approached us here at TB Properties Buys Land, and asked if he could sell back the property directly to us. He actually said, “Listen, I just want to sell it to you for the same amount that I bought it for. If you could just buy it for the same amount, I’d be happy and I can use the monthly payments…” towards helping out a family member. With that request, we were able to look up the property again. The great news for him was that since we had sold it to him, the property value had appreciated and we were able to make him an offer in which he ended up making a little bit of money on the sale of his property. Truly, the great thing for him was that we were able to help him very quickly. We were able to very quickly close through title, which provided safety and protection for him, and he was able to get paid fast so that he could help his family member out.
Remember, he didn’t have to worry about finding a realtor, making the property ready by cleaning it up, renting a brush hog to clean it for market and things like that. He was able to get that cash straight away and use what he would have made in monthly payments to help his family member.
Another thing I would like to share about TB Properties Buys Land is that not only do we close safely through a reputable title company, but we pay our property sellers in cash (title wires the money directly or overnights a cashier’s check) and we close quickly. We are also not developers, not trying to turn rural property into a housing subdivision. Our goal is to keep it rural and to keep it natural.
