If you received a letter in the mail from us with an offer to purchase your vacant land for cash, then it’s pretty simple. You may simply pick up the phone and give us a call or shoot us an email, or you can even go to our website. Generally, we include either an offer price or a range offer. If you are happy with the dollar value in the mailed offer letter, simply get back with us and let us know that you accept the offer that we’ve given you.

If you don’t agree with the offer price we have given you, that’s easy enough as well. You can reach out to us and let us know what you would prefer to be paid for your property and why. If after a discussion, we both come to an agreement, we’re happy to move forward with the purchase of your property. For example, once an agreement is reached between you as the property seller and we as the property buyer, the next step is for us to get a contract to you. It’s called our purchase and sale agreement. We try to keep it very, very simple. If you think about when you buy or sell your home, sometimes those contracts from your realtor can be 15, 20 pages sometimes. Ours is just one simple page and it calls out your property by legal description and assessor’s parcel number. It includes the breakdown of the closing costs and who is paying them. It states that we, as the buyer, are going to pay for all closing costs and we enumerate those closing costs: we say that we are paying for both the buyer and the seller escrow fees that go to the title company, that we are going to pay for title insurance. It states that we will pay for the county recording fees as well as any excise or transfer tax that goes along with that.

We call all of that out on the contract as well as a closing date. We select a title company and call it out, but if you have a different title company you prefer, we’re fine with that too. Basically all of it is stated clearly within the contract. Once both parties sign, which is you as the seller of the property and we as the buyer, we send the signed contract to the title company and they begin the process by opening escrow.
