Allow us to send you a purchase agreement, a very simple one-page purchase agreement that spells out your property, and that we are paying for all the closing costs in the sale of your property.
In our short contract, we explicitly spell that out so that there is zero confusion. After that, we’re going to send the signed contract to the title company and let them do all the paperwork. We’ll allow them to do the title process, dig up all the information on the property. They will send you closing documents and they will send us closing documents. Their function is to protect you and to protect us and to make sure the closing is done correctly and safely. As for when it is time to close, they will require certified funds from us as the buyer, and they’re going to fund you from their account. In this way, you don’t have to worry about personal checks bouncing, scheduling notaries, that sort of thing. The title company will take care of that for you.
It is important to note that when you work with the real estate investor, such as TB Properties Buys Land, the only thing that you have to do is communicate with us about the property upfront. You sign the purchase agreement, once you understand everything, of course. You ask us any questions, and then we send it to the title company. They do the rest: they send us closing documents, they send you closing documents, and then we’re able to close, and the property transfers from you to us. You get funded from the title company, and you don’t have to worry about anything else.
