Hi, I’m Beth with TB Properties Buys Land. Do you have rural vacant land that you are ready to sell and get rid of? At TB Properties Buy Land, we are real estate investors and we purchase vacant land for cash. We always close through a title company so that you are protected as well as us.
The question I will answer today is: can we close by the end of the year? Right now, we’re already at the end of November if you’re watching this video when I post it, and we don’t have much time left. This is especially considering that title companies are busy this time of year as well as the holidays and many taking their vacations approaching.
The answer to your question is, I don’t have a set answer for that! The reason for this is that it really depends upon your property. A lot of times, because TB Properties Buys Land closes and pays in cash, we’re able to close quickly and so we can close oftentimes as quick as two to three weeks, sometimes four to five weeks if it’s more complicated case.
With that said, if your property needs a survey, if it’s inherited property, it’s been passed down through the generations and there’s no updated survey, that might take a little bit longer. To be honest with you in that regard, waiting on a survey may be closer to the January timeframe, but if you have a current survey, if the property is in your name, that’s going to enable it to close a lot faster. Again, you’re not going to be waiting on us as the buyers, for credit approval. You’re not going to be waiting on us for an appraisal and that sort of thing since we are paying in cash.
To answer the question, can TB Properties Buys Land be able to close a property by the end of this year? It is entirely possible because we pay in cash, but it’s going to be on a case-by-case basis depending on how fast the title company can do so as well as how complicated your property is.
