If you’ve got your property tax statement, it’s going to have an APN, or assessor’s parcel number on it. If you don’t have a copy of your statement, one way that we can look up your parcel is by the county that you’re in and the name that is associated with that parcel. We can go into county records and look that property up in a reverse way by using that name.

The first thing would be to contact us and let us know about your property. Then what we’ll do is we’ll take a look at that property and be able to offer you a price for that. I want you to know that throughout this whole process, you have total control. We’ll give you a price. If you want to move forward with that, we will get you a purchase agreement. It’s one page, just a one-page contract and it’s easy to understand. You won’t need a lawyer to understand it!

And if both parties sign, we send it off to a title company that handles transactions within that county. The title company will to pull all the records. They’ll send us a title commitment letting us know about any potential red flags to that property. Once we’ve reviewed it, we’ll give them the thumbs up and say, “Hey, we’re ready to close.”

The price that we quote you is what you’re going to get. We cover all closing costs for the transaction which means that any fees that are going to the title company, any recording fees at the county level, title insurance, any transfer taxes or excise taxes if your state has those, we will cover that. Basically whatever dollar value is on that contract is what you’re going to get.

Again, the contract goes to title, they pull the closing paperwork. They will allow you either to come in and physically sign with them for the sale of the property, or they’ll allow you to close remotely where you go to a notary and you’ll go ahead and sign that paperwork in front of the notary, they’ll notarize the paperwork, and then you send that overnight to the title company. We’ll even give you a shipping label so you don’t have to pay out of pocket for that.

Next, we, as the buyer, TB Properties Buys Land, will sign our paperwork. We will wire our funds to the title company. Once Title is satisfied that they’ve got funds there, and they’ve got paperwork from both parties, then they will record that transaction at the county level and you’ll receive your funds and we will receive a deed in the mail, and that is just how easy it is!
